Speaker 2So back in 2010, he owned this $2.9 million mid-century modern home in Las Feliz.

Speaker 2It was stunning Glass walls overlooking get this downtown LA and the ocean, Designed by these architects, Buff and Hensman, super sought after.
Speaker 1Sounds like a dream. Wait a minute, wasn't that?

Speaker 1See, I knew that, but interesting, the article mentions solar panels tech upgrades.
Speaker 2Exactly, he was thinking sustainability, long-term value, even back then.
Speaker 1Ryan's got a good eye, I have to say. So Las Feliz views modern design. Is this a pattern we're seeing?
Speaker 2You're picking up on it. It seems like Ryan's got a type and, honestly, who can blame him?
Speaker 1Not me, but wait, this Las Feliz home. That wasn't his only pre-Blake move, was it?
Speaker 2You're on top of it. He also had a place in Outpost Estates, la $1.7 million.
Speaker 1Outpost Estates. That's another one I've heard whispered amongst. Well, let's just say it's another clue that Ryan was serious about real estate.
Speaker 2Absolutely. This wasn't just a hobby. He was treating it like an investment, even early on.
Speaker 1Smart, ok. So then Blake enters the picture and their first purchase together, bedford, new York, six months in 2012,.
Speaker 2They went for a traditional style home. Interesting choice.
Speaker 1Very interesting, bedford. First of all, that's a statement. Upscale celebrity haven, privacy galore.
Speaker 2Exactly. It tells you what their priorities were from the get-go and that traditional style choice, maybe wanting something timeless, you know, family focused, less trendy, more about lasting value.
Speaker 1Building a life together even at that early stage. I like it. So they're thinking long-term both in their relationship and in their real estate. Ok, so, bedford, they're putting down roots, but families grow right and when Blake and Ryan make a move, they don't mess around.
Speaker 2No kidding 2014,. They buy this place in Pound Ridge and it's a whole other ballgame.
Speaker 1We're talking 11 acres, five point seven million dollars. Ok, well, that's, that's next level. But it seems like a lot of celebs are drawn to these like super private estates. Why is that?
Speaker 2Privacy is a big one, obviously Pound Ridge. It gives you that big time Gated communities, distance from the city. But it's also a smart financial move.
Speaker 1Oh yeah, those properties hold their value.
Speaker 2Exactly so. They're living the good life. Ad. It's solid investment. Now about this Pound Ridge place. We've only gotten those little glimpses on social media.
Speaker 1Right, they're pretty private, but I feel like we can still piece together the vibe.
Speaker 2For sure what we've seen. It's like rustic, cozy wood, warm colors, totally different from Ryan's old LA places.
Speaker 1Maybe they wanted something more homey, you know, for a family life Could be a place to escape the spotlight unwind. It's really interesting how their real estate reflects those changes. It is, but they didn't totally abandon city life, did they?
Speaker 22017, they added Tribeca Loft to the mix and not just any loft. Ok, this is in a converted book bindery, 1880s building, exposed brick the whole nine yards.
Speaker 1Tribeca's pretty swanky too.
Speaker 2Oh, totally. It used to be industrial, now it's all high end, super desirable. Think cobblestone streets, art galleries.
Speaker 1And celebs right? Didn't I read that other big names live in that building?
Speaker 2You did Rumors about Jennifer Lawrence, Jake Gyllenhaal, even Justin Timberlake and Jessica Biel.
Speaker 1See Birds of a feather. But besides the cool factor, it's also smart right, Diversifying their portfolio. So they've got the best of both worlds the Tribeca loft, the Poundridge estate. That's some strategic thinking, right.
Speaker 2Oh, absolutely. They're diversifying different markets, different vibes. It's smart.
Speaker 1Like what happens if one market dips.
Speaker 2They're covered Exactly, and think about the lifestyle too. City pad for when they want that energy, then the estate for like total escape.
Speaker 1And probably a pretty penny in rental income if they ever wanted it, oh for sure.
Speaker 2But it's more than that. It's like their real estate tells a story. You know that first place in Bedford is about starting fresh family. Then Pound Ridge, that's serious privacy, space to breathe.

Speaker 2Exactly Figure out what you value and find the place that fits that vision.
