Instead of holding on to this potentially toxic asset, they made a bold decision they sold a 99-year lease to Brookfield Asset Management. This freed them from a massive financial burden and showed they were willing to make tough choices.
Speaker 1So they basically got rid of a major headache. But selling a 99-year lease, that sounds a bit complicated. What does that actually mean for someone who doesn't speak fluent real estate.
Speaker 2Oh, good question. Think of it like this they essentially gave Brookfield the right to use and profit from the building for 99 years.

Speaker 2Kushner Company still technically owns the building, but Brookfield is responsible for managing it and paying the bills.

Speaker 2It was a clever way to extract value from the property without actually selling it outright.
Speaker 1Ah, so it's like a really, really long term rental agreement. Ok, that makes sense, but getting rid of debt doesn't automatically equal success. What else did they do to get back on top?
Speaker 2They made a fundamental shift in strategy, moving away from risky office properties and doubling down on what they knew best. Speaker 2Exactly. And this shift coincided with another important change new leadership. Charles Kushner, jared's father, handed the reins to Laurent Morali as CEO and his daughter, nicole Kushner, as president.
