Hey everybody and welcome to another Deep Dive. Today we're going to be talking about real estate.
Speaker 2:Yeah.
Speaker 1:But not just any real estate. We're talking about the Kushner companies.
Speaker 2:Yeah.
Speaker 1:A name you've probably heard before Mm-hmm. And if you're interested in real estate, investing yourself, head over to www.2060.us for more on that. But back to the Kushners. While Jared Kushner was busy in Washington, the family business was quietly making a comeback and get this. They're now estimated to be worth even more than Donald Trump's real estate empire.
Speaker 2:Yeah, that's right. It's a really it's a fascinating story, almost a classic underdog tale. In 2018, they were facing some serious challenges. Remember that infamous 666 Fifth Avenue property. Yeah, yeah, remember that infamous 666 Fifth.
Speaker 1:Avenue property they were saddled with debt, facing legal battles, and the whole Jared Kushner White House situation wasn't exactly helping their image Right. It felt like they were on the verge of collapse. So how do they turn things around? How did they go from struggling to surpassing even Trump?
Speaker 2:Well, let's start with that 666 Fifth Avenue problem. Instead of holding on to this potentially toxic asset, they made a bold decision they sold a 99-year lease to Brookfield Asset Management. This freed them from a massive financial burden and showed they were willing to make tough choices.
Speaker 1:So they basically got rid of a major headache. But selling a 99-year lease, that sounds a bit complicated. What does that actually mean for someone who doesn't speak fluent real estate.
Speaker 2:Oh, good question. Think of it like this they essentially gave Brookfield the right to use and profit from the building for 99 years.
Speaker 1:Okay.
Speaker 2:Kushner Company still technically owns the building, but Brookfield is responsible for managing it and paying the bills.
Speaker 1:Interesting.
Speaker 2:It was a clever way to extract value from the property without actually selling it outright.
Speaker 1:Ah, so it's like a really, really long term rental agreement. Ok, that makes sense, but getting rid of debt doesn't automatically equal success. What else did they do to get back on top?
Speaker 2:They made a fundamental shift in strategy, moving away from risky office properties and doubling down on what they knew best. Moving away from risky office properties and doubling down on what they knew best residential apartments. Ok, remember, this is a company that started with Joseph and Ray Kushner, holocaust survivors, who built their success on constructing apartments in New Jersey.
Speaker 1:So it was a return to their roots, back to the basics of what made them successful in the first place.
Speaker 2:Exactly. And this shift coincided with another important change new leadership. Charles Kushner, jared's father, handed the reins to Laurent Morali as CEO and his daughter, nicole Kushner, as president.
Speaker 1:So a new generation stepped up. What did they bring to the table? That was different.
Speaker 2:Well for one. They deliberately avoided the spotlight. While Jared was making headlines in Washington, they quietly focused on the business. This allowed them to make strategic decisions without the constant pressure of public scrutiny.
Speaker 1:Right.
Speaker 2:It's almost counterintuitive in today's world, where everyone seems to crave attention, but for the Kushners it seems to have worked.
Speaker 1:Yeah, and it wasn't just about laying low. They also made some savvy moves in the market, right.
Speaker 2:Absolutely. They secured a lucrative lease with OpenAI for space in the Puck Building, demonstrating their understanding of the tech sector's growth. They also strategically expanded their multifamily housing portfolio in areas like the Baltimore-Washington area and the Sunbelt, capitalizing on population growth and housing demands in those regions.
Speaker 1:So they weren't just playing it safe, they were actively pursuing growth opportunities. But going back to that focus on apartments, why is that such a smart move in the current real estate market?
Speaker 2:It's all about understanding market trends. Demand for apartments, especially in growing urban areas and Sunbelt states, is incredibly high right now. People are renting longer and there's a shortage of affordable housing options. By focusing on this sector, the Kushners are tapping into a reliable and growing source of revenue. It's like they found their sweet spot, and they're not just building any apartments. They're catering to specific demographics and lifestyles. They launched a new brand called Levana for upscale garden style apartment complexes targeting a more affluent renter.
Speaker 1:So they're diversifying within their niche, appealing to different segments of the market. But it's not just about the numbers and the strategies right. There's also a family aspect to this story.
Speaker 2:Absolutely. The Kushners are a tight-knit family and their business success is intertwined with their personal fortunes. While Kushner Companies was making this impressive comeback, jared and Josh Kushner were also making their mark in the financial world. Jared's private equity firm Affinity Partners is estimated to be worth at least $900 million, and Josh has a substantial stake in Thrive Capital, a successful venture capital firm.
Speaker 1:So it's a real family affair, with everyone contributing to their collective wealth. It's pretty remarkable to see them bounce back from what seemed like a very precarious position.
Speaker 2:It is, and their comeback story culminates in a way with the One Journal Square project in Jersey City.
Speaker 1:I was wondering when we get to that. I remember hearing about that project years ago and it seemed like it was stuck in limbo.
Speaker 2:It did face numerous delays, but they finally got it moving forward. It's a massive development Two 64-story towers that will transform the Jersey City skyline.
Speaker 1:That's a huge statement of confidence, especially in a market that can be as unpredictable as real estate.
Speaker 2:It is and it speaks to their belief in the long-term value of urban revitalization. They're not just building in Jersey City, they're investing in its future.
Speaker 1:It's a far cry from those glitzy Manhattan skyscrapers that Jared was known for. This feels more grounded, more connected to their New Jersey roots.
Speaker 2:I think that's a key part of their narrative the return to their roots, the focus on family the willingness to their roots, the focus on family, the willingness to adapt and make tough decisions.
Speaker 1:It's a story of resilience and reinvention. So we've talked about the strategic decisions, the family dynamics, the return to their roots. But what does all of this mean for someone who's not in the real estate game? Why should they care about the Kushner company's story?
Speaker 2:That's a great question. I think there are a few takeaways here that apply to anyone, regardless of their profession or background. First, the Kushners demonstrate the importance of adapting to changing markets. They didn't cling to outdated strategies or let their past successes define them. They were willing to pivot and embrace new opportunities.
Speaker 1:It's a lesson in agility, in recognizing when you need to change course.
Speaker 2:Exactly. Second, they highlight the importance of leveraging your core strengths. They strayed from their foundation in multifamily housing and by returning to that expertise they found renewed success.
Speaker 1:It's a reminder to stick to what you know best, even when tempted by flashier ventures.
Speaker 2:Precisely. And finally, I think their story underscores the power of strategic decision-making even amidst challenging circumstances. They faced investigations, legal battles, economic uncertainty, and yet they managed to navigate those obstacles and come out stronger.
Speaker 1:It's a testament to their resilience, their ability to stay focused on their goals even when the world around them felt chaotic.
Speaker 2:Exactly, and for the average person this translates to a powerful message.
Speaker 1:Exactly, and for the average person, this translates to a powerful message. Even amidst political turmoil and economic uncertainty, a focus on fundamentals, smart planning and a willingness to adapt pave the way for remarkable outcomes. But as they continue to build their empire, I'm left wondering what's next for Kushner companies. They've clearly found their groove, but the real estate world is constantly changing. How do they stay ahead of the curve?
Speaker 2:Yeah, well, that's the million-dollar question. They've shown they're not afraid to adapt and evolve. I wouldn't be surprised to see them explore new avenues for growth, maybe revisiting sectors like hotels or office space with a fresh perspective, or perhaps venturing into something entirely new like senior living or student housing.
Speaker 1:It sounds like they're always looking for the next opportunity, the next smart move, but they're also facing some unique challenges, right? I mean, the name Kushner still carries a lot of baggage from the Trump era.
Speaker 2:That's true. Their political connections and that legacy will undoubtedly continue to be a factor. It'll be interesting to see how they navigate those waters, whether they can distance themselves from those associations or if they'll continue to face scrutiny and controversy.
Speaker 1:It's a delicate balance, but one thing's for sure they're not going away anytime soon. Kushner Companies is a force to be reckoned with in the world of real estate. They've proven they can weather storms, adapt to change and emerge even stronger.
Speaker 2:Yeah, their story's a reminder that even amidst uncertainty and upheaval, a clear vision and a commitment to core values can lead to remarkable success. As they continue to build their empire, it'll be fascinating to see how they shape the future of real estate.
